Here's What We Do

Most window cleaning companies just clean windows. Most sunscreen installers just install sunscreens. We're the only company in the East Valley doing both — and we manufacture the sunscreens ourselves, right here in Gilbert.

After 30+ years, we've figured out that homeowners want one company they can trust for everything window-related. Not two contractors. Not three phone calls. Just one.

Window Cleaning

For Your Home

Arizona's brutal on windows. You've got hard water leaving white spots (some areas hit 343 PPM — that's why nothing you buy at Home Depot works). Dust storms coating everything. Monsoons baking dirt onto the glass.

We've been cleaning East Valley windows since 1995. We know what works.

We remove the hard water before it etches permanently. We get the monsoon residue off. We clean the screens, the tracks, the sills. Your windows actually stay cleaner longer because we're dealing with the root problems, not just wiping surface dirt.

Most customers schedule every 3-4 months. If you have a pool (more glass, more splash, more maintenance), usually every 2-3 months makes sense. We'll tell you honestly what your place needs — not trying to sell you monthly service if you don't need it.

Interior and exterior, or just exterior if that's what you want. We remove screens, clean them separately, reinstall them. We clean the tracks because that's where the real dirt accumulates. If you've got hard water stains, we treat those specifically — with a different process than regular cleaning.

Solar panels, skylights, second-story glass you can't reach — we do that too. Post-construction cleanup when you've got paint and stucco overspray everywhere. Pretty much if it's glass and it's dirty, we can fix it.

For Your Business

First impressions matter. Dirty windows tell customers you don't care about details. Clean windows say you run a tight operation.

We handle everything from single storefront offices to multi-story commercial buildings. Office parks in the Chandler tech corridor. Retail centers. Medical offices. Restaurants where windows get cooking grease splatter. Senior living communities with 200+ windows per building.

We work around your schedule. Nights, weekends, early mornings before you open — whatever works. We show up when we say we will, do the job without disrupting your business, and get out.

Property managers like us because we're easy to work with. We provide insurance certificates same-day. We coordinate with multiple locations. We bill monthly or quarterly if that's easier for your accounting.

Most of our commercial customers are on recurring contracts — monthly, quarterly, or semi-annual depending on the property. Predictable scheduling, predictable pricing, one less thing to think about.

We manage 47 properties across the East Valley. KC’s handles both window cleaning and sunscreen repairs for all of them. Having one vendor for both services saves us probably 20 hours a month in coordination time. Plus they just show up and do the work—no drama, no excuses.

Sunscreens

Installation

Here's what happened last month: The Patel family in Chandler got custom sunscreens installed on their west-facing windows. Their August electric bill dropped from $340 to $215. They got an $892 rebate check from SRP eight weeks later. Total payback period: about 14 months.

That's pretty typical.

Arizona heat comes through your windows before your AC even has a chance. Sunscreens block 90% of that heat and UV before it gets inside. Your air conditioner doesn't work as hard. Your electric bill drops. Your furniture doesn't fade. It's cooler inside even with the thermostat at the same setting.

We manufacture every screen in our Gilbert facility. Not outsourced. Not drop-shipped from some warehouse. We handle everything from custom measuring to installation and even fill out the SRP rebate forms so they are ready for you to turn in.

That in-house manufacturing matters because the fit is perfect. The compliance is guaranteed (required for SRP rebates). And if you ever need repairs, we can turn them around same-day because we're not waiting on some third-party vendor.

Right now, SRP pays $1.00 per square foot. That program ends April 30, 2026, and you have to submit applications within 6 months of installation. Most of our customers get 30-50% of the installation cost back from SRP. We prepare all the paperwork for you — you just sign the form and send it in.

The screens themselves last 8-10 years minimum. We use Phifer Sheerweave materials — same stuff the big commercial installers use. You can get 80% blockage (keeps your views clearer) or 90% blockage (maximum heat reduction). Colors that work with HOA requirements. Pet-resistant mesh if your dog likes to test things.

Repairs & Re-screening

Screens get damaged. Dogs scratch them. Monsoons blow stuff into them. After 10 years, the mesh wears thin from UV exposure.

You don't need full replacement for most of that. We can repair tears, replace mesh, fix bent frames, swap out damaged hardware — usually same-day or next-day turnaround.

Repairs typically run $45-$85, depending on what's wrong. Full re-screening (new mesh on your existing frame) runs $60-$120. Replacement screens start around $150. We'll tell you honestly which option makes the most sense for your situation.

The advantage of manufacturing in-house: You can drop off a damaged screen in the morning and pick it up that afternoon in most cases. We're not shipping it somewhere and waiting two weeks. We fix it here.

Other Services

Window Screen Repair

Standard window screens — not sunscreens, just regular screens — get damaged the same way. Pet claws. Accidents. Weather. Frame warping.

Most of these repairs cost $15-$45 per screen. Way cheaper than replacement (which runs $60-$150). We'll re-tension mesh, replace splines, fix corner joints, and swap out hardware. Usually, while you wait, if it's simple.

Wood Blind Cleaning

Wood blinds collect dust, cooking grease, and allergen buildup that regular dusting can't touch. But you can't just throw them in water — wood warps.

We use ultrasonic cleaning. Gets deep into all those slats without damaging the wood or the finish. It's specialized equipment most people don't have. Your blinds come back looking like they did when you first bought them.

Takes about a week turnaround. We pick up, clean, and return. You don't have to do anything except enjoy the results.

Shutter Cleaning

Plantation shutters have dozens of surfaces that trap dust. In Arizona's climate, that dust includes everything from pollen to desert dirt to cooking residue.

Professional cleaning gets into all those louvers and corners that are impossible to reach with a dust cloth. Better for your indoor air quality. Looks better. Especially valuable if anyone in your house has allergies.

Bundle Services & Save

Most homeowners need multiple services. Get your windows cleaned and install sunscreens at the same time — save 15-20% versus booking separately.

The window cleaning + sunscreen package makes the most sense because you want clean windows before you cover them with screens. See the full clarity, see what the sunscreens actually do.

We also run seasonal maintenance plans: quarterly window cleaning, annual sunscreen inspection, and minor repairs included. You never think about it — we just show up automatically, keep everything maintained, and bill quarterly.

I’d avoided wood blind cleaning for six years because I was afraid of ruining them. KC’s ultrasonic process brought them back to like-new condition. The before/after was honestly shocking. Didn’t warp a single slat.

Why People Use Us

We've been doing this since 1995. Same company, same family, same location on Juanita Avenue in Gilbert. You don't last 30+ years unless you're doing right by people.

We manufacture sunscreens here. Most window cleaners don't do sunscreens. Most sunscreen installers outsource the manufacturing. We build every screen ourselves. That means better quality control, faster turnaround, guaranteed SRP compliance, and actual repair capability.

We help with SRP rebats. We handle everything from custom measuring to installation and even fill out the SRP rebate forms so they are ready for you to turn in.

We're licensed and insured. Full contractor license (required for SRP eligibility), general liability, workers comp. If something breaks—rare, but it happens—we fix it immediately at our expense.

Pricing is straightforward. Free estimate. Written quote. No hidden fees. If something changes, we tell you before we do additional work, not after.

We show up. Sounds basic, but apparently it's not. We schedule, we confirm, we arrive on time. If weather delays us or something comes up, we call. We don't ghost customers.

Common Questions

  • 80% blocks most heat but keeps your views clearer — you can see through them more easily. 90% blocks maximum heat but your view is slightly more obscured. Most people go 90% on west-facing windows (most brutal sun) and 80% on other sides. We'll walk you through it during the estimate.

  • Most homes (10-20 windows) take 3-5 hours. Larger homes might take a full day. We'll give you an accurate timeline upfront.

  • Yeah. We schedule early mornings when possible. If it hits 120°F, we'll reschedule for safety — ours and yours. But we work through summer because that's when people need us most.

  • That's what the free estimate is for. We come out, look at your windows, ask what's bothering you, explain your options. No pressure to decide on the spot. Take the written quote, think about it, call us when you're ready.

  • Usually yes. We try to accommodate specific timing requests. During peak season (March-June) we're booked 1-2 weeks out, so flexibility helps. But we'll work with you.

  • Cash, checks, credit cards, Venmo, Zelle. Payment's due when we finish unless you're on a maintenance plan — then we bill quarterly.
