Window Cleaning That Actually Works

The Problem With Arizona Windows

Last week, we cleaned windows for the Chen family in Gilbert. They'd tried everything — Windex, CLR, vinegar, even that "professional" stuff from Home Depot. Nothing worked on their hard water spots.

That's because Gilbert's water runs 292 PPM (parts per million) of minerals. Once that bakes onto glass in 115-degree heat, household cleaners are useless. You need commercial-grade acid wash, the right technique, and honestly, you need to know when spots have etched too deep to remove.

We've been dealing with this for 30+ years. We know exactly what works.

What We Actually Do

More Than Just Squeegee Work

Here's what happens when we show up:

First, we assess what you're dealing with. Hard water severity. Monsoon residue. Construction overspray. Pool splash patterns if you've got a pool. Different problems need different approaches.

We remove your screens and clean them separately — because dirty screens just re-contaminate clean windows. We clean the tracks where months of dirt accumulate. We treat hard water spots with acid wash if needed (a different process than regular cleaning).

Interior and exterior glass gets cleaned with purified water — no minerals means no new spots forming. We use professional squeegees, not paper towels that leave lint. Final rinse with spot-free water so there's zero residue.

The whole process takes 2-4 hours for most homes. You don't need to be there, but most people like to see the final walkthrough.

Residential Window Cleaning

Your Home Deserves Better Than DIY

The average East Valley home has 20-30 windows. If you're doing them yourself properly — removing screens, cleaning tracks, treating spots — that's a full weekend. And you're on a ladder in Arizona heat. And you probably don't have the right equipment to actually remove hard water stains.

We see it all the time: homeowners spend $200 on tools and products, spend 10 hours over a weekend, and the windows still have spots. Because consumer products can't handle 300+ PPM water deposits.

Most of our residential customers schedule every 3-4 months. That keeps ahead of the buildup. If you have a pool, every 2-3 months makes more sense — chlorinated splash creates its own problems. After monsoons, you might want an extra cleaning because dust + rain = concrete on your glass.

Some people just want exterior cleaning. That's fine — cuts the price roughly in half. Interior cleaning alone doesn't make much sense in Arizona (the real problem's outside), but we'll do it if that's what you need.

"We'd been fighting our hard water spots for 3 years. Tried every product, every YouTube tutorial. KC's had them gone in 20 minutes. Turns out you need actual commercial equipment, not grocery store solutions."

Commercial Window Cleaning

Because First Impressions Matter

We handle three types of commercial properties:

Small offices and storefronts — The dentist in Chandler who needs monthly cleaning because medical offices have to look pristine. The restaurant in Tempe where kitchen grease somehow gets on the front windows. Single locations where the owner actually cares about appearance.

Multi-tenant properties — Office parks, strip malls, professional buildings. Property managers need one vendor who shows up reliably, provides insurance certificates, and doesn't create tenant complaints. We coordinate with multiple businesses, work nights/weekends if needed, and handle the whole property on a schedule that makes sense.

Large facilities — Senior living communities with 200+ windows. Corporate campuses in the Chandler tech corridor. Places where window cleaning is a line item in a maintenance budget and reliability matters more than anything.

We work around your business. Early mornings before you open. Nights after you close. Weekends when the office is empty. Whatever minimizes disruption.

Most commercial customers are on contracts — monthly, quarterly, semi-annual. Predictable schedule, predictable pricing, automatic service. You literally don't think about it.

Specialty Glass Services

The Stuff Others Won't Touch

Solar panels lose 15-25% efficiency when dirty. But you can't just hose them off — mineral deposits from the spray actually make it worse. We use deionized water and soft brushes. No chemicals that void warranties. Most arrays take 1-2 hours.

Skylights get forgotten because nobody sees them daily. But they're taking the worst beating — horizontal surface, full sun, debris accumulation. We clean inside and out, check seals while we're up there, and clear any drainage channels.

Post-construction cleanup is its own animal. Paint overspray, stucco residue, adhesive from protective films, concrete splatter. We use razor blades (carefully), specific solvents for different residues, and patience. New windows shouldn't look like they went through a construction zone.

Chandelier cleaning — yeah, we do that too. Those crystal pieces that take forever to dust? We clean them properly so they actually sparkle again.

Hard Water: The Real Enemy

Why Nothing You Buy Works

Here's the science that matters: Water in Scottsdale hits 343 PPM. Tempe's "only" 210 PPM. Mesa runs 292-300 PPM. The national average is 60 PPM.

Those minerals — mostly calcium and magnesium — deposit on glass every time water touches it. Sprinklers, rain, pool splash, even washing your car. In 115-degree heat, those deposits bake on like ceramic glaze.

Stage 1 spots (surface level) come off with professional cleaning. Stage 2 (starting to etch) requires acid treatment. Stage 3 (permanent etching) means the glass is actually damaged — you can reduce the appearance but can't fully remove it.

That's why timing matters. Clean windows every 3-4 months and you never get past Stage 1. Wait 2 years, you might have permanent damage.

We tell you honestly what stage your windows are at. If spots are permanent, we'll improve them but won't promise miracles. Most companies won't admit that distinction.

Realistic Pricing

The Math That Matters

Window cleaning for a typical single-story home (15-20 windows) runs $150-$250 for interior and exterior. Two-story homes run $250-$400. Just exterior costs roughly half.

Pool homes cost more — more windows (sliding doors), more frequent cleaning needed, harder water conditions from splash. Add about 25-30% to standard pricing.

Commercial pricing depends on frequency. Monthly contracts cost less per visit than one-time service. A 5,000 square foot office might run $150 monthly or $250 for a single cleaning.

Post-construction cleanup costs the most — $20-40 per window depending on how bad the mess is. Solar panels run about $10-15 per panel. Skylights $25-40 each depending on accessibility.

Why Use Professionals?

  • You make more per hour at your job than you save doing windows yourself. Plus weekends are supposed to be weekends.

  • 164,000 Americans visit emergency rooms annually from ladder accidents. Your second-story windows aren't worth a broken wrist.

  • We remove hard water stains. You spread them around. There's a difference.

  • Professional cleaning extends window life. Etching from mineral buildup is permanent damage. Regular cleaning prevents it.
